Viewed from the ground, from a ladder at the eaves where it is safe to do so, and with a drone where a closer look is warranted.

Inspection quotes are usually built from square footage, then added to for the roof, for thermal imaging, for a faster report. Comparing two of them fairly becomes almost impossible.

Blue Nest charges $449 plus HST. Bungalow or two-storey, in town or out. Everything listed here is part of that price — there is no larger package to buy.

Unusual temperature patterns behind finishes — the kind that can point to insulation gaps, air leakage, possible moisture, or heating and cooling that is not performing evenly. It shows where to look more closely, not what is there.

Moisture meter

What it helps us investigate

Areas where staining, a thermal anomaly or another visible sign suggests moisture may be present. Useful for telling an old repair apart from something that is still wet.

Drone

What it helps us investigate

Roofing and exterior areas that are difficult or unsafe to view closely from the ground — steep pitches, upper storeys and fragile coverings that should never be walked on.

These support the inspection rather than replace it. Findings are always confirmed against what can actually be seen and reached on the day.

    Call, or send the form with the address and your conditions deadline. You get a confirmed time back the same day, including evenings and weekends.

    Two to three hours on site, working through the home systematically — exterior and roof first, then the interior and the systems that serve it.

    Come for the last 45 minutes and we'll go through the findings together, standing in front of them. Ask as many questions as you like.

Common questions

What does the $449 cover?

The whole home, inside and out — roof and chimney, attic, insulation and ventilation, exterior cladding and trim, grading and drainage, structure and foundation, basement or crawlspace, electrical, plumbing and water heating, heating, cooling and heat pumps, the interior, and attached structures like the garage and decks. Thermal imaging, moisture metering and drone-assisted viewing are included where they're useful, and so is the same-day report. There is no larger package to upgrade to.

Does the price change for a bigger house?

No. Square footage doesn't change the rate — a one-bedroom bungalow and a four-bedroom two-storey are both $449 plus HST. If a property is unusually large, or a long drive outside the normal service area, you'll be told before you book rather than after.

When do I get the report?

The same day, usually within a few hours of finishing. It arrives as a digital report with photos, separated into items that need attention now and items worth maintaining or monitoring, with the recommended next step written in plain language.

How long does an inspection take?

Usually two to three hours, depending on the size, age and condition of the home. Older properties and finished basements tend to take longer, because there is more to look at.

Should I come along?

Please do. You're welcome for the whole inspection, but the most useful time to arrive is the last 45 minutes — we'll walk the home together and go through what was found while you can still see it. Understanding a problem is much easier standing in front of it than reading about it afterwards.

What isn't included?

A home inspection is visual and non-invasive. Walls are not opened, carpet is not lifted, and equipment is not dismantled — so anything concealed behind finishes, buried, or hidden by stored belongings or snow cannot be assessed. It is not a code-compliance inspection, it is not a warranty, and it does not include specialist testing such as radon, water quality, septic or air quality. Anything that couldn't be reached on the day is reported as not inspected rather than assumed to be fine.

Can thermal imaging see inside walls?

No, and anyone who says otherwise is overselling it. A thermal camera reads surface temperature. What it shows are unusual temperature patterns that may be associated with insulation gaps, air leakage, moisture or uneven heating — useful for deciding where to investigate further, not proof of what's behind the wall. Where a pattern looks meaningful, a moisture meter is used to check, and if it still isn't clear, the report recommends further evaluation.
